Home Information Packs, or HIPs, became compulsory from the 1st August 2007.
This applies to properties with 4 bedrooms or more.

What will be in the Packs?
There are certain compulsory documents which must be in every pack, while other documents are allowed to be included in them. The compulsory documents are
- Index of the pack’s contents
- Energy Performance Certificate
- Sale Statement containing details of the seller and the property, whether it is freehold or leasehold and certain other limited information
- Copy title documents proving ownership and showing whether the property is registered or unregistered
- Local Authority Search
- Drainage and Water Search
If the property is leasehold or commonhold, certain other documents are required.
The authorised but non-compulsory documents include:

- Home Condition Report
- Summary or explanation of the contents of the pack
